In 2008 Beijing banned cars from driving through the city and you could see the sky as blue as any part of the world. China is investing heavily in renewable energy which when it eventually takes over that smog will also be gone. If anything the smog lowers the value of those homes only to increase later when it is gone. Think beyond now.

Typical of any large city, I remember i flew to LA to visit some family a few years back and was astounded at the huge layer of brown/orange smog hovering over the city. Even tho i live in phoenix which isn't much better you don't really realize what you're living in until you see it from an outside perspective.

You'll know why they say that if you visit Hong Kong. The views for many people living in the high rises are basically the apartment next to you so there basically is no view. So in that context, even a view of traffic and pylons is a nice view! Also, if you have lived in the crappy country all your life and in poverty, a concrete jungle can be a welcome sight as it means development and progress.

can't really compare large cities to housing market as a whole. just look at NYC, San Francisco, and Miami the real estate market in these cities has been going up and up while the rest of the country has remained low or going down. the current trend all over the world is build in large urban hubs where the jobs are centered. America has had this happen since farming became more mechanized and we don't need as many farmers.

This new Chinese middle class is buying up these apartments as investments, not living spaces, so developers are building more investment properties? That's the very definition of a vicious cycle. When this real-estate bubble bursts it's going to be bad.

Agreed. I think their notion is that the best way to invest your money is in real estate because firstly, there will always be demand for it and secondly, it is less convoluted than the equity markets. The ones who does raise their hand and invest in shares are often gamblers. There was a study done (forgot the source) that reported that the people who participate in the market are uneducated individuals from the old generation. By that, I mean no high school education let alone tertiary. It is scary to think when the bubble is going to burst. When it does, China will be trapped in a economic glut like Japan. Government overspending and less saving / investing of its national balance account.

China is the second largest economy in the world and their real-estate market accounts for 12% of their GDP, So that type of collapse will be felt world-wide. This has the potential to throw Asia into a recession because this involves collapsing their Banking system as well. Lastly, I don't see how this would be good for 900 million chinese that can't afford a good home because the banks, who would end up with all of this toxic debt, could lower the price by 75% and the 900 chinese you mentioned still wouldn't be able to afford these homes.

Prices are way higher here in Shenzhen. Truth is all the smart Chinese people have already pulled out as the days of buying super low and selling super high are done already, these days you buy high and sell a little bit higher. My dad sold one apartment in Shenzhen for 27 times more than what he bought it 8 years ago. Fears of depreciation like what happened in Hong Kong, Japan, Korea and Taiwan in the past has also pushed people with other choices out of the real estate, but there are not many other choices for investment in China, people with the means to do so like my parents invest overseas, others are stuck with real estate.

Before the recession started back in 2007 China based a larger portion of their economic growth on fulfilling export demand, however after that they were hit with an economic down turn as us in the west stopped buying so much. Worried the Chinese government in order to keep the economic growth coming started to relax regulations in order for the housing segment to grow. Now a large portion of their economic growth is based on realestate, however this is only a bubble. Looking at the economic inequality means there really just isn't the demand for the amount of housing they are building. When you have a small portion of the population buying 2 and 3 homes this drives up realestate prices artificially. The immediate impact of this is it further drives the poor out of those real estate markets however the second part is people end up putting their wealth in over valued assets which can only end one way.

Strange that everyone is concerned with chinese housing bubble... first of all china still has millions of migrants from western china moving in to cities looking for jobs, they will keep the demand for housing for a quite a long time. Second, this bubble is very different from american bubble of 2008: unlike US fed. the chinese government does not have toxic assets guaranteed by the fed, nor do they have the same frennie may and freddie mac scheme either. Also, the main problem of american housing bubble was that the fed decided to bail out the busted private banks...something the chinese government would never do: that money is the property of chinese oligarchs, NOT the people. So if this bubble does somehow bursts, it is the chinese people's problem NOT the government.

It's not a pretty picture... I live in China and my girlfriend is Chinese. She comes from a small village that's thousands of years old. Her family is getting kicked out of their village and relocated to poor quality apartments. What's worse, they don't even get the deed to the new apartments... They only get to live there for a temporary (and uncertain) amount of time. Her father is a truck driver and every month has to pay the chief of police a bribe so that the police won't steal his cargo every time he makes a delivery. It's a place where the poor get beaten into the dirt and have no power to resist. I enjoy living here but I really hope that it can change for the better.

It's a form of investment. Some people invest money in stock-markets, some just hoard it in the bank. These people invest in property development. It gives them an investment return, while giving people construction jobs. Eventually they will sell or rent the apartments. Some might live in them seasonally. What's important is that everything is done ethically and legally. Having money should not equal corruptive power.

Like the Noah said, it's for investment. In Chinese culture they are focus on property investment. Lots of Chinese millionaires moved to Canada and bought shit loads of properties which they hold onto for a lifetime.

Homes in Garden Grove, CA are mostly owned by Chinese foreigners. Even some of the hotels and businesses have been bought out. They're making that 💰.

Would've been a better idea to just renovate the current houses. Their property value would be higher but also more affordable. Government wouldn't have to pay home owners because of the property value increase.

You know in the next few decades the Chinese are going to hate skyscrapers. In almost every situation people who live in skyscrapers tend to be more miserable and more prone to mental illness. Its even worse for poor people. We learned that the hard way with high-rise project housing. They only create isolation

Im from india and looking at chinas progress, it makes me wish india had a more authoritative government. There is such a big headache getting anything done in india, anything that is religious is a big red glowing NO sign. People are having less kids no so hopefully better access to tv and internet shows them you can have modern stuff but still have culture.
